Costa Rica: Decrease in square meters Processed for Construction

The area of land in process for construction permits for new properties in the first quarter of this year decreased by 5% compared to the amount in the same period in 2013.

Of the total square meters processed with the Association of Engineers and Architects, the category showing the greatest reduction was trade buildings, which fell by 35% compared to the first quarter of 2013.

According to the Chamber of Construction, between January and March this year 925.582 square meters of construction permits were processed in the country, while in the same period in 2013 this figure amounted to 974,833 m2.

In addition to the trade buildings, another category which suffered a significant declined was the "Other" category, which includes educational buildings, health centers and places for pubic meetings. This category saw a 23% reduction in the period concerned.

Data from the Costa Rican Chamber of Construction (CCC) shows that the type of buildings seeing the greatest decline are for commercial purposes, which experienced a 31.6% reduction in the number of square meters processed during the first five months of the year.

The proportion of this type of housing out of the total square meters authorized for construction in the country went from 19% in 2010 to 23% in 2013.

A total of 1.6 million square meters have been occupied by condominiums in the last two years, 85% more than in the previous biennium.

September has been the best month of 2009, with permits requested for 556.000 square meters of construction.

The College of Architects and Engineers issues permits for each construction project in Costa Rica. Between January and September 2009, they received requests for 4.16 million square meters of construction, 42% less than the same period of 2008.
